We provide free of charge a CMA (Comparable Market Analysis). A good CMA will show you your competition, in other words, active listing of like homes in the same or like neighborhood(s), and properties currently under contract like your home, properties that have most recently sold like yours and properties that are expired or that failed to sell like your home.From each of these categories we learn valuable information about the proper price point for your home:
- If you're priced at or below the active listings you will likely be looked at first by the next prospective buyer.
- If we observe the most recent sales it will inform you of a likely price point that you will actually get for your home.
- If there are several properties under contract or pending then you will know that the active listings are properly priced.
- If there are little or perhaps no properties under contract, then it may indicate that all the listings are too aggressive for the market.
- If we observe carefully the recent expired listings we will learn what price will NOT work.
